Why Triad
Most Facility Programs Are Managed by Exception
You hear from your maintenance provider when something has already gone wrong. The floors weren't cleaned last night because the scrubber has been broken for a week. A tenant is complaining because the trash hasn't been emptied in days. A walk-through inspection didn't go well because periodic details weren't done.
This isn't a people problem. It's a system problem — and Triad built a system to solve it.
The Triad Service System
Excellence shouldn't be something a property gets when the right people happen to be on shift. It should be what the property gets every night.
That's what the Triad Service System is for. We equip the team, we verify the work, and we improve the property. The same way, at every site, every night — whether or not anyone is watching.
01
Equip the Team
Everything Your Building Needs Is in Place Before the First Night
Staffing is managed as a corporate function. Recruiting, screening and onboarding run centrally, with a bench behind every site, and we hold labor hour fulfillment in a 98–102% target band so your building is covered on the nights your program depends on.
Every new hire completes structured onboarding and skills training before they work in your facility, supported by a video library of over 200 different training topics and growing.
Equipment is specified for your building, maintained on schedule, and replaced before it fails. In our largest accounts, autonomous floor equipment runs the same path at the same time every night, so the condition of your building stays constant and our people move to the detail work that rewards a human eye.
02
Verify the Work
You Can See the Work as It Happens
Every task on your property is assigned to a named individual in Lighthouse, our service verification platform — the nightly work, the weekly work, and the periodic details that are easiest to let slide.
Each task is closed out with a photo and a timestamp. You can see what was done, when it was done, and who did it.
Your account manager and supervisors inspect against your standard every day and log the results in the same system. And because the record is created as the work happens, you're looking at your property in real time rather than reading a summary assembled at month end.
03
Improve the Property
Every Visit Leaves the Property Better Than We Found It
Every walk produces recommendations. The VCT floor that needs to be stripped and waxed. The ceiling tiles that need to be cleaned. The slip prevention tools for the entrances during heavy summer rains. You hear it from us first, and most of what we flag, we don't charge for.
When something is missed, a defined recovery process takes over: response within 2 business hours of the issue being identified, resolution on site, and confirmation when it's closed. You'll know what happened and what we changed so it doesn't happen twice.
And your program evolves with your property. New tenant, new traffic pattern, new requirements — we adjust to you, not the renewal calendar.
Get Started
You Will Never Be Surprised, and Your Property Will Always Be Getting Better
That's the promise. The system is how we keep it.
